* The energy used to heat and cool the home will not exceed the guaranteed usage listed on the front of the limited guarantee subject to the terms of the limited guarantee. The energy usage is for the heating and cooling portion only of your energy bill and is calculated on the base plan for the floor plan design built. The base plan calculation and guarantee does not include any optional rooms or other modifications listed on the builder’s option addendum, which would alter the base plan size of the home purchased whether added by the builder or purchaser. Energy Savings

Wilshire ensures that buyers are at ease, knowing that all Wilshire homes are LEED-certified. A number of building standards are utilized, including:

  • HVAC unit and duct size are designed based on both the home’s size as well as how many windows on the home
  • An air leakage assessment using a “blower door test” to reduce air leakage – air leakages contribute to up to 33% of the energy loss in your home
  • Improvements to attic ventilation by employing baffles that are above the soffit vents, which means a home that is more comfortable during the hot summer months and protected during winter against the build up of moist air
  • An energy efficient 16 SEER A/C system requires less energy, while operating more quietly
  • R-38 flat ceiling insulation, which creates a barrier between indoor and outdoor temperatures

Indoor Air Quality

Wilshire homes are constructed with air intakes that are mechanically controlled and we employ MERV air filters that allow filtration high performance 4” pleated filters.

To increase the quality of air in your Wilshire home, every one of our houses receives a thermal bypass inspection, which includes an experienced third party visually assessing the framing areas, where air barriers are frequently missed, as well as inspecting to insure optimum alignment of insulation with the air barriers. This additional step enhances the HVAC long-term endurance and saves you money.

Water Efficiency

As part of our green building program, Wilshire Homes also employ a number of water efficiency features. The most critical of these is a PEX plumbing system. The PEX plumbing system uses a manifold setup that provides hot water lines that are dedicated to every hot water fixture. Based on research by The Partnership for Advancing Technology in Housing (PATH), a manifold setup is superior to non-manifold systems that use copper by delivering hot water to the outlet twice as fast.

Resource Efficiency

At Wilshire Homes, we construct wall studs and joists for the subfloor using engineered lumber whenever feasible. Engineered lumber has several benefits, including adding value to the build due to engineered lumber being stronger. Engineered lumber also is practically free from defects and can support increased weights over a longer time. The amount of waste is also minimized by using engineered lumber, which reduces the number of trees that need to be cut down.

Moisture Management

This involves the use of a continuous draining plane to block water that can penetrate the wall cladding. In addition, air and moisture leaks are further prevented by installing adequate flashing at all windows and doors. Most importantly, we install a vapor barrier under the foundation of the home to minimize moisture intrusion.


Wilshire Homes relies on third party inspectors to verify that our homes meet all required energy efficiency and quality standards. In addition, we also have a third-party endorsement from Green Built Texas (GBT).

Blower Door Test

We conduct a Blower Door Test on every home we build. This allows us to locate and correct any air leakage. Did you know that air leakage is responsible for 30-33% of a home’s heat loss? We use 3rd party providers to ensure transparency and consistency in the test.

HVAC Unit and Duct Sizing

There are several ways in which Wilshire Homes promises energy efficiencies for homes in Austin. To start off, we use a unique AC/Heating blueprint that is designed based on:

  • The number and size of windows in the house
  • Size of the home
  • Presence of other energy efficiency components

To ensure all these components work together efficiently, we accurately size the HVAC equipment using the Manual J of the Air Conditioning Contractors of America.

Water Efficiency PEX Plumbing System

What is a PEX plumbing system? It’s another way to improve resource efficiency in your new home. The PEX system uses a manifold configuration while other regular copper systems use a non-manifold setup. The manifold setup allows us to deliver hot water lines directly to bathrooms. The Partnership for Advancing Technology in Housing (PATH) conducted research that determined that the PEX manifold based system maximizes the water usage efficiency by delivering hot water twice as fast as copper systems.

Third Party Energy Inspections

Not only do you have our certifications and our word that we built you and energy efficient home, but an unbiased 3rd party inspector will also give you their word. Independent inspectors will direct the inspection of the home’s envelope, with the goal of insuring that each new home meets all of the quality and energy efficiency standards. Lastly, each new home receives a final inspection from an independent 3rd party to warrant that the home meets the important HERS Index.
