It is our mission at Wilshire Homes to build energy efficient homes. Wilshire Homes has stepped up its game by aligning their new homes in San Antonio with the standards enforced by the Environments For Living (EFL) program. In other words, the new homes that we build help you save money on energy bills, and also reduce your carbon footprint.

Energy Savings

We pride ourselves on building houses that are certified through the Environments For Living (EFL) program. Wilshire utilizes many energy-saving standards in our construction, including the following:

  • HVAC system and duct sizing are customized based on the home’s size and the number of windows;
  • Programmable thermostat/humidistat — ideal to help control humidity;
  • Roof ridge and soffit ventilation for a well-ventilated attic, meaning protection against the build up of moist air in the winter and much more pleasant summers;
  • The 16 SEER A/C system is quieter than units that have a lower Seasonal Energy Efficiency Ratio, and operates on less energy;
  • Superior insulation in the ceiling using up to R-38 delivers optimal energy savings by building a barrier between the temperatures outdoor and indoor.

Indoor Air Quality

Indoor air quality is ensured in 2 major ways:

  • Thermal Bypass Inspection - This ensures no leakages are left uncovered, lowering air infiltration and boosting the performance of your HVAC system.
  • Installation of Air Intakes - We install mechanically controlled fresh air intakes that are filtered through 4-inch pleated high performance MERV air filters.

Water Efficiency

To improve water efficiency inside your home, we install features like the PEX plumbing system with manifold configuration that dedicates hot water lines to each hot water outlet in less time than non-manifold copper-based systems, according to The Partnership for Advancing Technology in Housing.

Resource Efficiency

At Wilshire Homes, whenever feasible, we build the wall studs and sub-floor joints using engineered lumber. Using engineered lumber provides several advantages:

  • Engineered lumber increases the value of the home because it is stronger and essentially free of typical defects, and engineered lumber can support heavier weights over an extended duration.
  • Because of the increased strength of engineered lumber, we can use less lumber, which significantly reduces the amount of waste and results in fewer trees resourced.
  • Also, further environmental benefits occur from the ability to recycle and reuse small chips and other by-products created during production or engineered lumber.

Moisture Management

This involves the use of a continuous draining plane to block water that can penetrate the wall cladding. In addition, air and moisture leaks are further prevented by installing adequate flashing at all windows and doors. Most importantly, we install a vapor barrier under the foundation of the home to minimize moisture.

Verification

Wilshire builds homes that are certified by two key entities - the EPA and the Residential Energy Services Network (RESNET). Wilshire is also a key participant in the Quality Assurance Program offered by RESNET, which utilized third-party inspectors to certify green homes. Wilshire’s new homes are also certified by the Environments For Living (EFL) program.

Verified and Certified Green Home Building

Many builders today are saying they are green, while thinking that just incorporating several obvious energy features makes their construction green. With the help of our Eco Smart program, Wilshire Homes is the first volume builder to receive GREEN certification based on the Environments For Living (EFL) program. EFL is a recognized green building certification system, providing third-party assurance that a home, building or community was created and constructed with strategies that target performance improvement in all the most important environmental metrics: efficient water usage, energy savings, better quality of the inside air, CO2 emission reduction, and stewardship of resources and sensitivity to their impacts. This allows us to construct an energy conservative home that is also responsible and easy on the environment.

Wilshire’s Eco Smart homes deliver occupants with an indoor environment that is healthier, more cost efficient to operate and maintain, uses fewer natural resources and is inspected by third parties to ensure performance. In summary, we construct a CLEANER, HEALTHIER, MORE COST EFFICIENT home for you and your family.

Blower Door Test

We also analyze your home for air leaks using a third-party Blower Door Test. Did you know that more than 30% of a home’s heat loss is due to air leakages?

HVAC Unit and Duct Sizing

We look for every opportunity to incorporate energy efficiency into each of our homes because we know it will result in a quality, energy efficient and healthy home. That’s why each home in our Eco Smart Program has its own AC/Heating blueprint based on the number and size of windows, size of home, and other energy efficiency components such as insulation, ventilation and equipment efficiency ratings. Based on all components working together as a system, we properly size the HVAC equipment using the acceptable industry standard Manual J according to the Air Conditioning Contractors of America and EPA standards.

Water Efficiency PEX Plumbing System

Your home features water efficient fixtures and a PEX plumbing system with manifold configuration that dedicates hot water lines to bathrooms to maintain peak efficiency of water usage. In fact, according to a study by the Partnership for Advancing Technology in Housing (PATH), this solution enables hot water to reach the fixtures twice as quickly saving water and energy as compared to copper at any run distance from the hot water heater.

16 SEER A/C System

The A/C system has a higher Seasonal Energy Efficiency Ratio (SEER) so it’s more efficient and requires less energy to run.

Air Infiltration

To ensure a healthier indoor environment, we seal all plumbing, electrical and other penetrations of walls and floors as well as joints between building material with polyurethane caulk to reduce air infiltration.

Third Party Energy Inspections

You not only have our word that your home is energy efficient, but the word of an objective third-party too. Outside inspection firms will conduct an inspection of the building envelope for any penetrations to assure your home meets all energy efficiency and quality standards. Finally, every home receives a third party final inspection to ensure that the critical HERS Index has been met.
